Planning permission has been granted to redevelop the Jenny Wren public house with the reintroduction of a new pub trading over ground floor.

The unit will comprise a lobby entrance with space for around 80 covers with a net internal trade area of 205m².  The ground floor will provide male, female and disabled WC's as well as rear commercial kitchen and basement cellar. There will also be a one-bed manager's flat above. This is shown on the accompanying floor plans (see S4).

Fit Out

Our client will build out the shell unit to 1st fix condition ready for a new owner or tenant to fit out. 

It is possible, subject to terms, for our client to fit out to an agreed enhanced specification ready for trading.


The property is made available by way of an agreement for FRI lease with the term intended to be between 10-15 years. The new lease will be within the provisions of the Landlord & Tenant Act (1954).  

Rental incentives will be made available to a tenant of an appropriate covenant strength. There will be no premium payable for the benefit of a new lease.
