Wangford is a village in the county of Suffolk, England, just off the A12 trunk road on the edge of the Henham Park estate just outside Southwold. The Angel occupies a prominent position on the High Street, close to the village store, church and playing fields.

The Angel is a substantial, detached, brick-built building which is predominatly arranged over two-storeys.

On the ground floor, there are three interconnecting trade areas which feature a number of charming features such as open fireplaces and exposed wooden beams, providing covers for c. 60 and catered for by a wooden-panelled servery.  Male and female toilets are located to the rear, off one of the dining areas.  The back of house includes a trade kitchen with commercial extraction, adjoining wash and store rooms and a basement cellar.

On the first floor, there are six well-presented en-suite letting rooms, with several featuring fireplaces and all including fitted wardrobes.  There is separate access to the letting rooms on the ground floor, where a seventh letting room is located.

The property benefits from an adjoining managers house which has private access and comprises three bedrooms, kitchen, sizeable lounge, dining room, bathroom and WC.  There is a large private garden which is mainly laid to lawn and includes two timber sheds.

Outside, there is a tarmac car park which provides spaces for c. 20 vehicles.

The area of the site, as measured from digital mapping, is approximately 0.42 acres and the ground floor footprint of the public house extends to 279m² (3,003ft²) excluding the rear outbuilding.

We are advised the premises is Grade II Listed and situated within a Conservation Area.
