The Hope & Anchor is located in the centre of Blacktoft, a village and civil parish in the East Riding of Yorkshire. The pub enjoys spectacular views from the north bank of the River Ouse, 1 mile west of its confluence with the River Trent and becomes the Humber and is situated directly on the Eastern leg of the popular Trans-Pennine Trail. The village is just 4 miles south of the M62 motorway and is situated approximately 6 miles east of Howden, 18 miles west of Hull and 23 miles south-east of the county town of York. The civil parish of Blacktoft has a population of 322 according to the 2011 UK Census . Blacktoft Sands RSPB reserve lies across the Ouse and the relatively new island of Whitton Island in the Humber Estuary falls partly within the parish.

Believed to date back to the 1829, the Hope & Anchor is a two and single storey detached property of painted and rendered elevations beneath pitched tiled and flat roofs. The property has been completely refurbished by our clients to an impressively high standard with the immaculately appointed ground floor trading areas briefly comprising an entrance hall, with access to Ladies and Gents W.C.s, leading to the Lounge Bar with timber bar servery, part-tiled floor, beamed ceiling, upholstered perimeter and freestanding seating and access to Conservatory with seating for approx 24 covers and tiled floor. Restaurant with 21 covers, wooden flooring and brick-built feature fireplace.

The property also benefits from an impressive, fully equipped commercial catering kitchen built in 2010 with wash-up area, waitress/prep area, walk in cold room and freezer store, staff W.C. and laundry area.

The domestic accommodation is in excellent condition, located over the first floor and briefly comprises, a lounge, kitchen-diner, three double bedrooms and bathroom.

To the exterior, the pub sits in a plot of approx 0.5 acres with a gravelled car park with lawned area, a rear tarmac terrace, lawned area overlooking the River Ouse with picnic bench seating and a lawned beer garden to the side with shrub borders. Please note - we're advised the beer garden is held on a licnece with an annual rent of c. £80 pa.

Trading Figures & Turnover

The business had garnered an excellent reputation during our client's 19 year tenure, primarily through word of mouth. The Hope & Anchor is the only pub in the village and has 3x darts and a dominoes team and is patronised by a local golf society. The business enjoys a reputation as a quality destination food venue and its home cooked food attracts custom from both the nearby towns and villages and vistors from further afield.

The business enjoys a 60% food / 40% wet trade split.  Further trading information can be provided to genuinely interested parties who have previously viewed the business premises.

We are advised the property is Freehold.
